What Is Included in the House Shell?
A house shell is the structural frame of your home- from the foundation to the roof. The shell includes:
- Foundation work
- Ground floor slab
- Ground floor walling
- Concrete slabs, columns, and beams)
- Roofing (flat or pitched roof)
We do not include finishes such as plaster, paint, tiling, cabinetry, electrical work, plumbing, windows, or doors—these are left for the client to complete at their own pace, or a different arrangement can be made with Tetto Homes for the finishes.
Terms and Conditions
To maintain quality and consistency, the following terms apply:
- Applies to homes up to 300 SQM in total floor area
- Site inspection is required before final quotation and agreement.
- Foundation depth must not exceed 1.2 metres (4 feet). Deeper foundations may attract additional charges.
- Sites with deep black cotton soil may require modified foundation solutions at an extra cost.
- Materials used:
- Standard concrete (class 20/25)
- Machine-cut stones
- Regular cement (32.5N)
Decorative or premium stonework will be priced separately.
